Short Term Rental Housing

Please make sure you review and are in compliance with Flathead County Short-Term Rental Housing requirements.  Also we have attached the BMHOA Covenants for your review as the HOA has some specific guidelines as well.

       

 Good Neighbor Reminders for Homeowners and Guests

  • Quiet hours are observed in our HOA from 10pm - 8:00am.  This is especially important in summer months when your neighbors may be sleeping with their windows open.
  • ​Please turn off all exterior lights when going in for the night.
  • Our roads are designated fire lanes.  On-street parking is NOT permitted as it is a safety concern for emergency vehicle access and general traffic.  Violators are subject to towing at the owners ​expense.  
  • The Big Mountain Homeowners Association has adopted a Non-Compliance Process to clarify complaint resolution:


  • ​Dogs should be licensed and must be kept on leash when outside in our neighborhoods.  Please clean up after your dog and properly dispose of all waste bags. Complaints about animal behavior should be directed to Flathead County Animal Control.



                                                       

HOA Common Area Policy

The Big Mountain Home Owners Association Common Areas are subject to the revisions of the Declaration and were established as a Flathead County requirement of our original subdivision as
Parkland Dedication.  The Common Areas are intended to remain undisturbed in their natural state as buffer zones and habitat for indigenous birds and wildlife; and for the equal benefit, use, and ​enjoyment of all homeowners.  Maintenance of the Common Areas is the sole responsibility of the Big Mountain Home Owners Association Board of Directors and is largely limited to regular spraying for noxious weed control as required by the State of Montana and Flathead County.  In isolated instances, small portions of Common Area, such as the main neighborhood entrances, are landscaped by the Board for the benefit of all members but, for the most part, the intent is to leave the areas undisturbed.
